The home, situated in an established 1980s neighborhood, was visibly aging. The original kitchen was small, dim, and lacking storage space. The formal living and dining rooms were underutilized and disconnected from the kitchen, which led the family to gather in the kitchen area. In addition to the kitchen and main floor upgrades, the homeowner sought to update railings, the family room fireplace, and flooring.

The homeowner's vision for a complete kitchen transformation was the driving force behind this project. They sought to create an open-concept space with a loft-like style, a design that would reflect their unique taste and lifestyle. In addition to the open kitchen, they envisioned an additional entertainment area in the living room for cooking and hosting guests. Time with another contractor proved to be disappointing to the homeowners. Our design team, in close collaboration with the homeowner, stepped in and was able to bring their vision to life.

Ensuring the project's feasibility was our top priority. We began by consulting a structural engineer to confirm that the central wall on the main floor was not load-bearing, a crucial step in any renovation project. This thorough approach, even when mirroring a neighbor's layout, gave the homeowner peace of mind. The non-structural walls, which housed only electrical and gas lines, were repositioned in the new layout to optimize the space.

We presented the homeowner with a comprehensive custom design plan that encompassed electrical schematics, cabinetry layout, and material selections. Once construction began, the removal of walls instantly expanded the space. The dining room window was resized to accommodate the new kitchen sink location, offering a stunning mountain view. Additional ventilation was introduced for a new hood, and natural oak flooring was installed throughout.

Custom Irie Cabinetry in a unique color complemented the fresh kitchen palette, delivering ample storage and a concealed entertainment area with convenient pullout pantry units. Pental Misterio countertops, polished Dolomite tile, and a Delta Essa faucet were integrated. A new black metal railing, along with a coordinating stone wall and mantel, enhanced the family room.
