Kitchen & Living Area Remodel

before

Design + Construction

One of our team’s favorite projects!

Upon consulting another design-build firm, this homeowner expressed dissatisfaction with the lack of attentive listening, inconsistent staff, and the final design plan. Our lead designer discovered that the previously designed island would not fit in the space.

The homeowner sought a comprehensive remodel of the main area, including the kitchen, mudroom, family room, floors, railings, and a wood fireplace with a stone wall and custom mantle.

To address the structural challenges, our team collaborated with a structural engineer who identified that the kitchen was on two separate framing systems, necessitating beam work for proper support. Additionally, we rectified electrical issues without a complete overhaul by relocating the electrical panel. Exploratory work unveiled concealed components of electrical, plumbing, and HVAC systems usually hidden by soffits.

After completing the necessary groundwork, walls were removed to create a spacious walkway for a large island. The white oak flooring was refinished to highlight its natural beauty and durability, complemented by a high-traffic finish throughout the home.

The homeowner desired a light and fresh aesthetic that blended European/minimalist and American/Traditional styles. The final design featured a stunning island with a waterfall top, custom white-washed oak cabinetry, and an elegant backsplash.

Project Specs:
Area: 1,600 square feet
Materials: Quarter Sawn White Oak, Cambria Brittanica Countertop, Calacutta Brick, Calacutta Herringbone tile, Blanco Precis Superbowl sink, Brizo Litze faucet, White Oak flooring
Duration: 12 weeks
Budget: $190,000
Scope: Extensive renovation of the first-floor main areas, including a kitchen remodel, hardwood refinishing, new wood stairs and catwalk, with new railings featuring metal balusters. Notably, the project involved converting a gas fireplace to wood-burning, prompting a ventilation system overhaul and the creation of a stone wall with a custom mantle.
